This charming renovated kominka (old Japanese house) in Hyuga City, Miyazaki Prefecture, was originally purchased in 2019 as a seasonal surf retreat and vacation rental. The property is located within the Mimitsu Traditional Architecture Preservation District, and its exterior has been repaired, painted, and had its gutters replaced in accordance with Hyuga City's designated style. While it retains a traditional atmosphere, the interior has been thoughtfully renovated for a comfortable, surf-centric lifestyle, though it may lack some modern comforts like high insulation.
The interior renovation transformed a tatami room into a dirt-floor area, creating a continuous, shoe-friendly path from the entrance through the dining area and kitchen to the back door, significantly improving usability. The bathroom and toilet doors were changed, and air conditioning was installed for comfort. The toilet has since been upgraded from the one pictured to a newer model with a washlet. The second-floor rooms and first-floor hallway are used for storage. The spacious, sunny yard is excellent for drying laundry and futons. An added external electrical outlet provides convenient outdoor power. A covered space accessible from the back door is perfect for woodworking, maintaining hobby tools, or accessing the storage shed without getting wet.
The location offers the convenience of Mimitsu's beautiful streetscapes, a river for fishing, shops for food and daily necessities, and several restaurants within walking distance. A kindergarten and hospital are also in Mimitsu. Access to multiple surf spots is excellent. However, convenience stores, the city center, train stations, and large supermarkets require a 10-20 minute drive. Kogahama Beach is just a 5-minute drive away. From Mimitsu, access to nature—including the sea, rivers, waterfalls, and mountains—is superb. The streets of the Mimitsu Preservation District are stunning, providing daily solace during morning and evening walks or trips to the shops or izakaya.
The owner, who enjoyed stays during the spring and autumn while gradually improving the property and operating it as a vacation rental with local support, has decided to sell due to changing circumstances. They hope to pass it on to someone who will respect Mimitsu's traditions and culture.
