Former Minshuku and Family Home by the Sea in Tosashimizu
This property consists of two buildings: a former minshuku (guesthouse) built in 1970 and a neighboring family home built in 1982, located in the Tatsukushi area of Tosashimizu City, Kochi Prefecture. The minshuku ceased operations in 1994, and both buildings have been vacant since 2018. The property is offered as land with old buildings, sold as-is based on the public registry.
The minshuku has a floor area of 180.12 square meters, and the house has 476.8 square meters, both of two-story wooden construction. The land includes a field of 9.91 square meters (with a non-agricultural land certificate, allowing purchase by non-farmers), forest land of 207 square meters, and protected forest of 510 square meters. The asking price is 2,000,000 yen.
There are multiple areas requiring repair. Two roof leaks are present: near the minshuku entrance and in the kitchen of the upper house. Two areas of sagging flooring exist: in the room to the left of the minshuku entrance and near the center of the second floor of the upper house. The rear mountain is designated as a landslide warning area. Reinforcement work done in 2006 has cracks, and while the house was reinforced, wooden parts have rotted and collapsed due to aging. There are about two cracks in the foundation. No changes have been observed up to the present. The fixed asset tax for 2024 is 70,138 yen, calculated pro-rata from the contract date.
The property is located in a central tourist area, with the new Ashizuri Marine Aquarium (nicknamed SATOUMI), which reopened in July 2020, just 500 meters away. From the second floor, the underwater observation tower is visible, and the sound of the waves and the starry sky create an atmospheric setting. Potential uses include accommodation, restaurant, or cafe businesses.
