The development is fully completed, with Plots 1, 2, 3, and 4 ready for construction. Key financial details include no private road maintenance costs. However, there are associated fees: a water supply connection fee of 179,000 yen (tax included, for a 25mm diameter pipe). CATV subscription is required, with an approximate in-house wiring cost of 20,000 yen (tax included), an installation contribution of 16,500 yen (tax included), and a monthly usage fee ranging from 2,090 yen to 6,600 yen (tax included), varying by plan and options. The total development area is 1,910.41 square meters. The land conversion approval number is City Agricultural Committee Notification No. 5518 (March 5, Reiwa 7), and the development permit numbers are Tokushima City Development No. 070 (March 10, Reiwa 7) and Tokushima City Development No. 019 (changed on July 14, Reiwa 7).
A critical condition of sale is that the land purchase contract only becomes valid if a building construction contract with the seller, Sekisui House, Ltd., is concluded within three months of signing the land contract. If the building contract is not established within this period, the land sale contract becomes null and void, and any received deposits will be refunded in full without interest.
