Rustic Land with Old House in Wakayama's Tranquil Countryside
The access road to the property is narrow, a public road (Article 42, Paragraph 2 road) with a width of about 2.6 meters that is unpaved. While larger vehicles cannot drive directly up to the property, they can reach a point about 100 meters away. Currently, a car the size of an Aqua can pass through. The road could be made more accessible by cutting back the trees and bamboo growing along the roadside, though this would require considerable effort.
Despite being in a City Planning Area of Adjustment (市街化調整区域), reconstruction of a building is possible, as confirmed by the Wakayama City Office. However, the project would start with clearing trees and bamboo. Utilities are a key consideration: public water supply does not extend to the immediate vicinity, so a simple water system (簡易水道) would be necessary. Sewage is via septic tank (汲取り), and gas is individual propane.
The area is characterized by expansive rice field scenery, offering a quiet location slightly removed from residential districts. It is conveniently located about a 5-minute drive from JR Kii Station on the Hanwa Line.
For those interested in a hands-on project to create a retreat or rebuild in a peaceful, natural setting, this land presents a compelling canvas, albeit one requiring significant initial work and investment.
